Al Jaddaf: Introduction to the neighborhood
The atmosphere of the Al Jaddaf district
Al Jaddaf is a recent neighborhood in full development. There are a number of construction projects underway or planned. On site, you'll find the
Dubai Culture Villagea vast artistic development project. It's a particularly pleasant neighborhood, with excellent transport links!
Where to find the Al Jaddaf district
Dubai's Al Jaddaf district is located on the southern bank of the Khor Dubai (an inlet that "divides" the city into two large sections). It lies just east of Bur Dubai. To the west, you'll find the E 44 (Dubai-Hatta Road).
General description
Al Jaddaf is one of those neighborhoods where life is particularly good. There are many fine restaurants and cafés, as well as luxurious hotels. These include the Palazzo Versace and the
Mariott. Very art-oriented, as we explained above, it's a dynamic, fast-developing district that's set to play a leading role among real estate investors in the years to come.
Population and diversity
The Al Jaddaf area is mainly home to expatriates. They may be singles or couples who wish to enjoy an exceptional living environment, close enough to the city center without actually living there. A few families may also settle here, although on the whole they may tend to prefer villas in more out-of-the-way neighborhoods. An international, young and dynamic population can be found here.
The real estate market in Al Jaddaf
What's the state of the real estate market in this great neighborhood? Here's an overview.
What are the apartment prices in Al Jaddaf?
In general,
apartment prices in this district are considered to be rather "moderate". compared with other areas of Dubai. Selling prices for a one-bedroom apartment start from around AED 700,000 (less than 200,000 euros) and can go up to around AED 1.5 million (around 400,000 euros). Two-bedroom apartments can cost between AED 1.2 million and AED 2.5 million (between 320 and 700,000 euros), while three-bedroom apartments can cost between AED 1.8 million and AED 3.5 million (between 500,000 and 1 million euros).
Factors influencing prices
When you buy a property (apartment or villa), there are several factors to take into account when determining its value. They are as follows
- Size: a studio apartment will inevitably cost less than a 3 or 4-bedroom apartment.
- Location: a more out-of-the-way property will cost less than an apartment in the heart of downtown. Similarly, factors such as proximity to public transport, schools, health centers and shopping centers will increase the value of the property.
- Ancillary services: new residences offer a wide range of services (swimming pool, gym, lounge area, cinema, parks and gardens, etc.). The more services, the more luxurious and exclusive they are, the more expensive the target property will be.
