Frequently asked questions

  1. The original title deed for the property, issued by the Dubai Land Department (DLD).
  2. Your passport
  3. A Non-Objection Certificate (NOC) from the developer to confirm that the property is debt-free.
  4. A statement of account of your payments in the case of a resale on plan
  5. If the property is rented, a copy of the rental contract.

Our team can help you obtain these documents.

It is perfectly possible to sell a property under a payment plan. Depending on the promoter, the payment plan may or may not be transferable to the new buyer, but it does not prevent the sale of a property for which payment has not been made in full.

Sales time may vary depending on the marketing strategy. Our team will be happy to advise you according to your objectives.

Once a buyer has been found, the sale can be completed in just a few days.

From the publication of the advert to the collection of your funds, a member of our team will be your point of contact to keep you informed at every stage of the sales process.

The solvency of potential buyers will be verified before the sale is finalized. Buyer's funds will be held in escrow prior to transfer of ownership.

You will simply have to pay the NOC fees for the transfer of ownership (around AED 4,000) and the agency fees (shared with the buyer). If you wish to set up a power of attorney for the sale, please allow an additional AED 1,500.

Your presence is recommended to facilitate the sales process. However, it is not mandatory.

Our agency will carry out a valuation of your property based on our database, market trends and experience. The aim will be to determine the optimum price for your resale strategy.

We'll present you with all the offers from the buyers, and we'll stay by your side to advise you on negotiating price and terms.

Having a tenant does not prevent you from selling your property.

When you sell your property, the owner's name on the lease will be changed from your name to the buyer's name. The new owner will inherit the terms of the lease. He will then have the option of giving the tenant 12 months' notice of eviction if he wishes to occupy the property himself.
