What are the prices of villas in Sobha Reserve?
The price of villas and townhouses for sale in Sobha Reserve can vary from a few million AED to several dozen. It all depends on the surface area and number of rooms for sale in the property in question.
Here is a range of average prices that we can generally observe:
- 3-bedroom villas: this type of villa generally sells for between AED 3 and 5 million, or around €800 to €1.4 million, depending on the current exchange rate.
- 4-bedroom villas: these are sold for between AED 4 and 7 million, or from €1 to almost €2 million.
- These 5-bedroom villas can be sold from 5 to several tens of millions of AED, i.e. from 1.4 to several tens of millions of euros.
Traditionally, townhouses, which are terraced townhouses on one side, are a little more affordable. For example, for a 3-bedroom townhouse, you'll need between AED 2 and 4 million. For a 4-bedroom townhouse, AED 3 to 6 million.
Factors influencing prices
When it comes to price levels for villas and townhouses for sale on Dubai Immo at Sobha Reserve, there are several factors to consider. Firstly, the size of the villas. The larger they are, the more rooms and space they offer, the more expensive they will be.
Another factor to take into account when determining the value of a property, particularly a villa in Sobha Reserve, is whether the house in question is a detached or semi-detached villa (in the latter case, a townhouse). Detached villas, which are larger and quieter, are more expensive than semi-detached townhouses.
Last but not least, you need to take into account the quality of the amenities (which are generally excellent for a villa or townhouse in Dubai) and the location of the property in question. As Sobha Reserve is particularly well located, prices will tend to be slightly higher than elsewhere.
Rental costs at Sobha Reserve
What about rents in Sobha Reserve? In this part of Dubai, villas are rarely offered for rent. Indeed, this type of property is often favored by investors who want to position themselves in properties they can move into directly. As a result, these villas are not offered for either short or long-term rental. Last but not least, there are very few (if any) apartments on site.
