Air conditioning in Dubai: who pays the bill?

Guillaume Giroux on December 14, 2021

The heat of Dubai makes it essential to use air conditioning to cool your future apartment or villa.

If you buy an apartment, you will have to pay a bill dedicated to air conditioning. Depending on the neighborhood and residence, the supplier is different. For example, it could be Empower or Aquablue. If you have a villa, you will probably have an air conditioning system on the roof of your villa, the consumption of which will be directly linked to your electricity bill(DEWA).

Rental investment in Dubai, who pays the air conditioning bill?

If you have made a rental investment and your apartment is rented out on a yearly basis, it will be up to the tenant to pay the air-conditioning bill, unless otherwise agreed. If you rent your apartment for a short period of time, you will have to pay the air conditioning bill, as well as the electricity bill.

IMPORTANT: with some developers, such as Emaar, air conditioning is included in the condo fees (for apartments only).

When to register Empower or Aquablue?

Upon receiving the keys to your apartment, the developer will ensure that you have activated the air conditioning in your apartment. If a tenant takes possession of the premises, he will also have to open an account for the air conditioning and take over the payments. Registration and activation is done in a few minutes on the internet.
