Should we still be investing in Dubai in 2025?

Guillaume Giroux on 11 september 2025

Many investors are wondering whether it's still worth investing in Dubai today. The answer is simple: yes, more than ever. The city remains one of the world's most dynamic and attractive real estate markets, with a unique combination of tax advantages, high rental yields and exceptional population growth.

Continued tax advantages

Unlike most Western countries, Dubai has no personal income tax. Rents received by owners are therefore net of local taxes. Only the 9% corporate tax applies to companies, but individuals remain protected. This clear and stable tax framework is attracting more and more international investors.

Rental yields well ahead of Europe

Whereas in Paris, Geneva or Brussels, yields rarely exceed 3%, in Dubai they generally fluctuate between 5% and 10%, depending on the neighborhood. High demand for both annual and seasonal rentals limits vacancies. As a result, investors benefit from regular, high returns that are difficult to achieve in Europe.

Booming demographics and economy

Dubai's population will pass the 4 million mark in 2025, compared with just 3.3 million in 2020. This spectacular demographic growth is constantly fuelling demand for housing, offices and retail space. Every year, hundreds of thousands of new residents move in, reinforcing the real estate dynamic.

Competitive prices and unique payment plans

Despite rising prices, Dubai remains more affordable than London, Paris, New York or Hong Kong. The average price per square meter is lower than in most of the world's major capitals. What's more, developers offer very attractive payment plans, with down payments sometimes limited to 10 or 20%. These facilities enable investors to access the market with a unique leverage effect. And there's no need to provide proof of income to benefit from these payment facilities, which can last up to 9 years.

Greater legal certainty

The Dubai real estate market is strictly regulated by RERA and the Dubai Land Department. Buyers' funds are protected via escrow accounts and transactions are transparent. These robust regulations reassure foreign investors and guarantee a high level of security.

A global hub and exceptional quality of life

Dubai is more than just a real estate market, it's a global economic and tourism hub. Its airport is the busiest in the world for international travellers, and its infrastructure is among the most modern in the world. At the same time, the city offers an incomparable quality of life: safety, sunshine, beaches, gastronomy, international schools and cultural diversity. This attractiveness attracts executives, entrepreneurs and wealthy expatriates, further stimulating rental demand.

Conclusion: an obvious investment

Investing in Dubai in 2025 remains a no-brainer. Attractive taxation, high yields, population growth, legal certainty and modern infrastructure make the city one of the best places in the world to invest your money in real estate. Those positioning themselves today will benefit from the dynamic market and rental demand supported by an accelerating population growth.
