Why the payment plan should not guide a real estate investment decision in Dubai

In Dubai, many investors base their decisions primarily on the payment plan. Long-term payment plans or plans that start after the keys have been handed over may seem very attractive. However, letting the payment plan guide an investment is a strategic mistake. The payment plan is a decision-making tool, but it should never become the central criterion. A good payment plan does not turn a bad real estate asset into a good investment.

Location: the primary criterion for a successful investment

Location is always the number one criterion. It determines rental demand, the liquidity of the property, and its long-term appreciation potential. A bad location will remain a bad location, regardless of the payment plan offered. No payment plan can compensate for an unattractive or poorly connected location.

The promoter: an often underestimated safety factor

The second essential criterion is the developer. Their track record of deliveries, the actual quality of their projects, and their financial strength must be carefully analyzed. A very attractive payment plan offered by an unreliable developer significantly increases the overall risk of the investment. In Dubai, the developer's reputation is a key factor in the success of a project.

The residence's amenities: a direct lever on rental demand

The amenities of the residence are then analyzed. The swimming pool, gym, common areas, quality of finishes, and services offered play a major role in the attractiveness of the property. These are the elements that make the difference when renting and that support the value of the property over time. Don't be impressed by long lists of amenities. If possible, take a look at residences already delivered by the developer and their level of maintenance.

Apartment layout and amenities: often a decisive factor

The layout of the apartments and the amenities must be carefully considered. A good distribution of space, natural light, sufficient storage, and well-equipped kitchens will help you rent more quickly and on better terms. A poor layout will remain a hindrance, even in a well-located residence. Bear in mind that residents of Dubai are very demanding. An apartment layout that might be acceptable in Europe may not be popular in Dubai. Focus on apartments with adjoining bedrooms and walk-in closets in all bedrooms.

The price of the property and the price per square meter: a question of market consistency

The price of the property and the price per square meter must be consistent with the market, the neighborhood, and comparable projects. An incorrectly positioned price limits the performance of the investment, regardless of the quality of the payment plan. Price is a balancing factor, not an isolated argument. A huge property with a high price per square meter may not be a good investment either. Above a certain size, it may not be worth paying more. No one needs a 200-square-meter one-bedroom apartment, even if the price per square meter is slightly cheaper than an 80-square-meter two-bedroom apartment, which is more than enough.

The payment plan: a final criterion, not a starting point

Only after all of the above criteria have been validated should the payment plan be taken into consideration. If it is better than that of an equivalent competing project, it may tip the balance. However, it should never justify compromising on location, developer, or product quality. A good real estate investment is based above all on the quality of the asset, not on the ease of financing.
