Eligibility requirements for Dubai real estate investor visa in 2021

  1. Acquire a real estate property with a minimum value of AED 1,000,000, i.e. approximately 225,000€ (as of 15/05/2021)
  2. The property must have been delivered, if the property was purchased off-plan
  3. You must have paid at least AED 1,000,000, assuming the value of the property is greater than AED 1M, and assuming you have a payment plan that allows you to pay for your property over several years after the handover.

  • 6 passport size photos
  • Dubai Police Certificate of Good Conduct
  • Last 6 bank statements translated into English
  • Utility bill, proof of address
  • Medical Insurance

Procedure for obtaining a real estate investor visa in Dubai 

  • Go to the DLD, the Dubai Land Department, the government agency in charge of real estate affairs in Dubai. You will need to bring the documents listed above to pick up your reference letter.
  • Contact the Dubai police to obtain your certificate of good conduct, indicating that you have not committed any crime in the UAE.
  • Then contact the Dubai Economic Department in Dubai to obtain your business license.
  • Then go to the General Directorate of Foreign Affairs to formally request your resident visa in the United Arab Emirates.
  • Once your application is approved, you will be able to complete the sponsorship process for your family.
