Silhouette of a city at dusk, with its towering tower reminiscent of Dubai. The sky changes from deep blue to a warm gradation of orange and pink. In the foreground, the calm water reflects the city's vibrant lights and hints at its 4 million inhabitants.

Dubai's population will continue to grow strongly in 2025, according to data from the Dubai Statistic Center. So much so that it could exceed 4 million inhabitants before the end of 2025. Find out more about Dubai's population figures and their potential impact on the real estate market in this article.

Already 3,914,000 inhabitants in Dubai by Q1 2025

After a spectacular population increase in 2024, the trend continues in 2025. As a reminder, Dubai's population had increased by 169,000 residents by 2024, according to official sources. By the end of the 1st quarter of 2025, the Dubai authorities report that the population will have reached a record 3,914,000.

The 4 million inhabitant mark will soon be passed

The Dubai authorities have access to a wide range of figures, enabling them to make accurate projections. Indeed, the Dubai government is seeing a sharp rise in visa applications. According to the Dubai Statistic Center, Dubai's population is set to pass the symbolic 4 million mark in the 3rd quarter of 2025.

A definite impact on the Dubai real estate market

The population increase announced by the Dubai authorities is good news for investors. Indeed, the announced increase in population will inevitably be accompanied by a rise in demand for housing. With several hundred thousand apartments and villas currently under construction, the city of Dubai should be able to absorb the increase in demand. Let's hope, for future tenants, that the numerous property deliveries will keep the rise in rents to a minimum. As a reminder, rents in Dubai rose by an average of almost 10% in the 1st quarter of 2025.

The impact on daily life in Dubai

In recent years, population growth has created a number of difficulties:

  • Traffic jams
  • Difficulties in obtaining school places
  • Overcrowded shopping malls
  • Sharp rise in property prices

The authorities have been quick to respond to these problems:

  • Creation of numerous bridges
  • Extension of main roads
  • Creating new roads
  • Subway extension
  • Dozens of new schools
  • Building new shopping centers
  • New regulations on rent increases

The strong population growth we are witnessing today is proof of Dubai's appeal to citizens from all over the world. The current eco-system in Dubai and the city's dynamism are attracting talent, and we expect this to continue for a long time to come.
