Golden Visa Dubai, instructions for use
The Dubai authorities announced several weeks ago the launch of a Golden Visa for real estate investors. Dubai Immo, a real estate agency based in Dubai, offers you to discover the conditions to obtain and the process to get the Golden Visa.
Conditions for obtaining the Dubai Golden Visa
Renewable for 5 years, the Golden Visa Dubai can be obtained if you make a real estate investment worth at least 2M AED, i.e. at least €500,000. A new feature is that purchases on a payment plan are also eligible. So if you buy a property for €600,000, for example, but have "only" paid €100,000 so far, you can already claim to receive your visa. Children and parents of the investor can benefit from this Golden Visa. For married couples, 2M is enough. If the purchase was made with someone other than your wife or husband, each person's share must exceed AED 2M.
Procedure for obtaining the Dubai Golden Visa
The procedure must be carried out with the Dubai Land Department, the organization in charge of real estate affairs in Dubai. As part of the procedure, you will need to provide:
- Copy of your passport, a perfectly legible color scan
- A passport photo
- An electronic copy of your property title or Oqood
- A statement of account, provided by the sponsor, indicating the amount already paid and the amount remaining
- Have a copy of the SPA, the purchase agreement, available in case you need it to support your case
- Valid health insurance

- Medical Visit (VIP) - 753 AED
- Emirates ID (5 years) - AED 573
- VISA Formality (5 years) - AED 2288.75
- Application fee - AED 100
