Downtown,
Business Bay or even
Marina.
Roughly speaking, prices can range from AED 500,000 (approx. 110,000 euros) for a small studio to AED 2,000,000 (approx. 440,000 euros) for a large 3-bedroom apartment. Please contact us to find out more.

Al Satwa districtThe area is mostly residential, with attractive apartments and small shops. If you have a question or a real estate project, don't hesitate to contact the teams at
Dubai Immo. Our teams remain at your entire disposal and will get back to you with all the information you need.
Factors influencing prices
Many factors are taken into account when determining the value of a property, whether buying off-plan or reselling. Firstly, the location of the property. Whether it's located in Al Satwa or in any of the more "
popular"or "
off-center"As a result, the targeted housing is bound to cost less than if it were in more expensive neighborhoods, such as in
Business Bay,
Marina,
Downtown.
Added to this are the "
appendices". The most important factor is whether the residence is new or recently completed. An apartment in a building under construction or just completed, with a number of services (swimming pool, gym, balcony, specific view...) will cost more than an apartment in a residence ".
obsolete"With no additional services to simplify your life.
Convenience also plays an important role. If you're close to a subway station, school or hospital, you'll probably have to pay a little more than if you live in an out-of-the-way apartment that's far from everything and hard to get to.
Rent in Al Satwa
Rents in this
Al Satwa district are quite affordable. Rents for a studio apartment can vary between AED 25,000 (approx. 5,500 euros) and AED 45,000 (approx. 10,000 euros) per year, while rents for a 2-bedroom apartment can vary between AED 50,000 (approx. 11,000 euros) and AED 90,000 (approx. 20,000 euros) per year. Remember that in Dubai, rents are paid in one lump sum, for the following 12 months. It's a very attractive option, therefore, if you want to rent out your apartment and make the most of your investment.

Environment and sustainability at Al Satwa
On site, new buildings are designed to meet green and energy-efficient construction standards, while community initiatives encourage recycling and waste reduction. The neighborhood is also home to several parks and green spaces, but there are environmental challenges to overcome, such as traffic congestion and air pollution, that the government of
Dubai is working to solve by improving public transport, in particular. So there are plenty of arguments to encourage "green" investors to turn to the Emirates.
