Rather than buying just any type of property, it's imperative to take the time to study and analyze what's currently on the market, and to weigh up what's on offer against what you yourself are hoping to achieve, in order to find your ideal location in Dubai.

This can include amenities and other services (swimming pool, sauna, parking, security) as well as more "practical" points, such as quick access to public transport as well as cultural and leisure centers, especially if you're about to move to Dubai with your whole family.

Dubai villa sales in 2023

Fiscal 2023 was an exceptional year for villa sales in Dubai. In fact, over the last 12 months, 15,500 sales were made, an increase of 30.98% compared to the record-breaking 2022 vintage.

These excellent figures are easy to explain. In fact, they are sold almost exclusively by the biggest developers on the market, as part of the launch of new, secure communities.

Construction of the latter takes quite some time, so it's difficult to offer at least as many as the number of new residence projects (with studios and one- or multi-bedroom apartments).

Indeed, buying a home is one thing, but being able to enjoy all that Dubai has to offer is quite another. And road traffic can sometimes be dense.

To avoid wasting time, whether for school, leisure, sightseeing or travel, you need access to public transport. Dubai has two metro lines, the Red and the Green. A third line, the Blue Line, is due to be added in the next few years, providing even greater connectivity. There are also dozens of bus routes to get you easily from A to B.

Access to cultural and leisure centers

The second point to consider if you're investing in a villa in Dubai with your family is access to culture and leisure. In Dubai, there's an enormous amount to do, see and discover. Whether it's sports, art, exhibitions, museums, activities for children...

You'll find plenty of great things to do in the Emirate. Some areas are more geared towards this type of service, such as Jumeirah Village Circle (JVC), Damac Hills and Damac Lagoons.
