The truth about JVC's neighborhood
In this article, I'm going to tell you what I really think of Jumeirah Village Circle. It's a neighborhood we're hearing a lot about at the moment, and about which we're hearing a lot of untruths, particularly on social networks. One of Dubai's most profitable districts. Is it?
As they say, men don't lie in numbers. Jumeirah Village Circle is undeniably one of Dubai's most profitable neighborhoods. Historically. Just a few years ago, 1-bedroom apartments (T2) were selling for around AED 700-800,000. Today, they rent for between AED 65 and 100k, depending on the residence. With lower condominium charges than in the city center, and often longer payment plans, JVC has enabled investors to achieve net rental yields of between 8 and 12%. AND comfortable capital gains.
But is this still possible with the prices currently being offered by developers?
More land at JVC? Beware of lies!
I've recently seen several videos of real estate agencies falsely stating that there are very few building plots left in Jumeirah Village Circle. This is COMPLETELY FALSE. There are certainly between 100 and 200 building plots still available in the JVC district. So don't fall into the trap of a real estate agent who would have you believe that this is your last chance to become a homeowner in JVC. It's simply a lie.
JVC number of transactions in Dubai, what about it?
Well, it's true. The figures released by the Dubai Land Department are clear. JVC is the district with the highest number of transactions in Dubai. But here again, beware of interpetrations. JVC is a district in which properties are offered at attractive prices, often with long payment terms, and there are many projects. So it's only natural that there are a lot of transactions. This doesn't mean, however, that the area is more sought-after than Dubai Marina, Downtown or the Palm Jumeirah...
Good or bad location?
Jumeirah Village Circle is served by Dubai's second largest road, Al Khail Road. Recent extensions to this major thoroughfare have improved traffic flow, and JVC has taken full advantage of this. A number of bridges have also been built recently, directly improving traffic flow in and out of JVC. JVC's location is very convenient, especially for people working in South Dubai. In terms of development, JVC boasts dozens of parks, a shopping mall and hundreds of local shops. Not every neighborhood can say the same.
Architectural consistency at JVC
This is certainly the neighborhood's main drawback. You'll find many different types of building. Superb modern towers, and others a little less attractive. That's why you need to take a close look at the surroundings of the real estate projects you're interested in, and take an interest in the urban plan. Some streets are very pretty, others much less so. This parameter can have a very negative impact on the performance of your investment if you're on the wrong street.
My conclusion about Jumeirah Village Circle
There's no need to lie or exaggerate when selling apartments in Jumeirah Village Circle. JVC is an excellent area for rental investment in Dubai. In its price range, JVC is a safe bet. It's a well-known neighborhood for Dubai residents, well developed and boasting much-improved connectivity. Expected rental yields for someone buying off-plan in 2025 are certainly higher than the vast majority of neighborhoods. Resale on the secondary market is relatively easy, if you offer your property at the market price. But beware: there is still a lot of land available, and you shouldn't buy at any price, nor should you have any illusions about the level of achievable pluses by buying at current prices.
