Al Furjan: Introduction to the neighborhood
The atmosphere of the Al Furjan district
Al Furjan is a rapidly developing community. It offers a range of villas and apartments, as well as leisure facilities and amenities such as schools, shopping centers and parks.
Where is the Al Furjan district?
Al Furjan is located in the south of Dubai, some 20 minutes from Downtown and just under 30 minutes from the Jumeirah beaches. Extremely accessible, it is close to Sheikh Zayed Road and Mohammed Bin Zayed Road, the Emirate's two main highways. It is particularly close to the community of Jebel Ali and Dubai South, home to Al Maktoum International Airport.
General description
Al Furjan is first and foremost a residential neighborhood. Here, you'll find all the amenities you need for a full and happy life. In addition to current and future construction projects, superb apartments and pretty villas, you'll also find several parks on site, offering beautiful views of the surrounding countryside. It's an accessible, family-friendly neighborhood.
Population and diversity
You could say that Al Furjan is an interesting choice for anyone looking to live in a quiet, pleasant area close to modern amenities. Locally, it's mainly expatriate families who have settled here, keen to enjoy the ambient calm of a fairly out-of-the-way neighborhood, while remaining fairly "close" to the city center, its amenities and corporate offices.
The Al Furjan real estate market
Real estate investors, if you have your sights set on the Al Furjan district, you'll find everything you need to know about apartment and villa rates and rents in this same section.
What are the prices of apartments in the Al Furjan district?
Would you like to buy an apartment in Dubai's Al Furjan district? As the area is off the beaten track, you'll benefit from lower prices than in Downtown or Business Bay, for example. A studio apartment costs around AED 500,000, while a 3-bedroom apartment can cost around or even over AED 2 million. This represents around 135,000 to 550,00 euros respectively.)
Factors influencing prices
To determine the face value of a property, several factors need to be taken into account. The first is, of course, the location of the property in question. The better the apartment's location in the neighborhood (close to schools, a subway station), the more expensive it will be. Another factor to consider is surface area. A studio will inevitably be less expensive than an apartment of over 100m², with 2, even 3 or more bedrooms. Last but not least, the question of services and amenities will be essential to take into account, because the newer the residence with premium services (lounge, co-working space, gym), the more weight these services will have on the final price of the property in question.
Calculating rents in Al Furjan
Real estate investors, once you've purchased your property, you may be tempted to rent it out. Let's take a look at the rental prices on the market for properties in the Al Furjan district?
Average rent for an apartment
Rental prices for apartments in Al Furjan start from around AED 35,000 (approx. €9,500) a year for a studio, and can go up to around AED 140,000 (approx. €38,000) a year for a 3-bedroom apartment. The rents offered vary according to the same criteria as for the purchase of a property.
Average rent for a villa
What about renting a villa in Al Furjan? They range from AED 120,000 (approx. USD 33,000) to AED 250,000 (approx. USD 68,000) per year, depending on the size of the house purchased and put on the market. Generally speaking, however, the villas are lived in by the people who buy them, rather than being put up for rent on the market. The supply is therefore not very abundant, but you can still find good deals.
