Dubai Sports City: neighbourhood presentation
The atmosphere in Dubai Sports City
Dubai Sports City is a residential and commercial district. It is entirely dedicated to the practice of sport as well as to well-being and a "healthy" lifestyle. A district that stands out, that surprises, but in which life is good.
Where is Dubai Sports City?
The Sports City district is not far from the city center, surrounded by JVC (Jumeirah Village Circle), JVT (Jumeirah Village Towers), the Arabian Ranches district and, a little further afield, the Dubai Investment Park. The city center can be reached in around 15 minutes.
Population and diversity
Dubai Sports City is a district that mainly attracts sports enthusiasts. After all, that's what drives this area of Dubai. Sport, healthy living, well-being... On site, you'll find young working expatriates as well as couples and families who work in the south of the city and wanted to get away from it all to enjoy a little peace and quiet, far from the hustle and bustle of the big city centers.
The real estate market in Dubai Sports City
Studios, apartments and villas - that's what you'll find in the Dubai Sports City real estate market. Find out all you need to know about it in the rest of this guide!
What are the apartment prices in Dubai Sports City?
In general, apartment prices in Dubai Sports City are considered affordable compared to other residential areas of Dubai. Sale prices can range from 300,000 to 1.5 million AED (approx. 82,000 to 408,000 USD) for a one-bedroom apartment, and from 500,000 to 3 million AED (approx. 136,000 to 816,000 USD) for a two-bedroom apartment. As we shall see later, there are many criteria to take into account when determining the value of a property in Dubai.
What are the prices of villas in Dubai Sports City?
In Dubai Sports City, villa prices are much higher than apartment prices. Apartments can be found for between AED 1.5 and 6 million, and sometimes even more. This represents sums ranging from 400 to almost 2 million euros, for 3-bedroom villas. For larger houses, with 4 or 5 bedrooms, you're looking at AED 2.5 to 10 million.
Factors influencing prices
And size is one of the key factors in determining the market value of a property (whether you're buying or renting). Indeed, investing in a small studio will cost you less, whether you're in Dubai Sports City or elsewhere, than investing in an apartment or townhouse with 3, 4 or even 5 bedrooms.
Another factor to consider is the property's location. An apartment in the heart of the city could be much more expensive than one located twenty minutes from the center, as is the case here.
Finally, the subject of the residence must also be taken into account: a property offered for sale in a new residence, with a multitude of services, will be sold at a higher price than an apartment in a residence with no services:
- swimming pool,
- gym,
- playgrounds,
- safety etc...
Rental costs in Dubai Sports City
Apartment rental prices in Dubai Sports City are generally considered quite affordable, especially when compared with Downtown, Dubai Marina or Business Bay, with annual rents ranging from AED 30,000 to AED 60,000 (approx. USD 8,200 to 16,300) for a one-bedroom apartment, and AED 50,000 to AED 100,000 (approx. USD 13,600 to 27,200) for a two-bedroom apartment.
