Expo City Dubai: presentation of the district

The atmosphere of Expo City Dubai

Expo City Dubai is an innovative neighborhood that differs from other residential areas in that it is located where the 2020 World Expo was held. Here you'll discover some of the "vestiges" of this great mess, with its emphasis on innovation, sustainability and mobility.

Where is the d\\\\\\\'Expo City Dubai area?

Expo City Dubai is located in the southern area of Dubai, close to \\\\\\\'Al Maktoum International Airport and Dubai South. It is well served by public transport, with a metro station and bus routes linking it to other parts of the city. It takes no more than 30 minutes to reach the city center.

Population and diversity

The Expo City Dubai neighborhood is especially targeted by expatriate families\\\\\\\'who wish to settle not in the city center, but nearby, to enjoy a little peace and quiet and superb infrastructure at their disposal. It's a surprising, dynamic and stimulating neighborhood, which also appeals to people who are interested in the idea of living in ecological, green and responsible housing, which is at the heart of this community's development.

The real estate market at Expo City Dubai

Investing in real estate in Dubai is possible, especially in the Expo City area. Whether you're looking for an apartment or a larger property such as a villa, find out all you need to know in the rest of this guide.

What are the apartment prices in Expo City Dubai?

The Expo City area is particularly popular with investors, and therefore quite sought-after. According to the latest Dubai real estate market data, here are the average prices of apartments for sale in this community:
  • Studios: from AED 500,000 (approx. €110,000)
  • 1-bedroom apartments: from AED 750,000 (approx. €160,000)
  • 2-bedroom apartments: from AED 1,200,000 (approx. €250,000)
  • 3-bedroom apartments and more: from AED 2,000,000 (approx. 410,000 euros)

What are the prices of villas in the d\\\\\\\'Expo City area?

In this area of Expo City Dubai, you'll also find a number of villas for sale. It's not much compared with areas like Dubai Hills, for example, but some houses are indeed available for sale, whether detached or semi-detached. Here are the prices generally offered:
  • 3-bedroom villas: from AED 2,500,000 (approx. 500,000 euros)
  • 4-bedroom villas: from AED 3,500,000 (approx. 700,000 euros)

Factors influencing prices

Several factors tend to influence the price of\\\\\\\'a property, whether in the Expo City area of Dubai, or elsewhere in the city. The first, and most logical, is the surface area of the property! The bigger it is, the more it costs. Conversely, the smaller the living space (studio type), the lower the purchase price. The second factor to take into account is the geographical location of the property. If it's in an out-of-the-way neighborhood, with nothing around, it's bound to be less expensive. On the other hand, if it's close to certain essential places (shopping center, subway station, school, hospital) and other amenities, then it could cost a little more! Last but not least, buying off-plan, in new residences with a host of amenities and services, will cost more than an apartment in an "old" residence, with no swimming pool, gym or even parks, gardens or lounge areas, or even play areas for children.

Rental costs at Expo City Dubai

Looking to rent out your apartment? In the Expo City area, here are the average rental prices that are generally posted on the rental market:
  • Studios: from AED 50,000 per year (approx. €12,000 per year)
  • 1-bedroom apartments: from AED 70,000 per year (approx. €18,000 per year)
  • 2-bedroom apartments: from AED 90,000 per year (approx. €22,000 per year)
  • Apartments with 3 or more bedrooms: from AED 110,000 per year (approx. €27,000 per year)
As a reminder, in Dubai (regardless of the district), rents are paid in one lump sum, on a yearly basis. This differs completely from the French system.

Must-sees at Expo City Dubai

In Expo City and elsewhere in Dubai, you'll find plenty of great places to discover!

Historical monuments and sites

In Expo City itself, there are several World's Fair "vestiges" to discover, such as the Mobility and Sustainability pavilions. You'll also find the magnificent Surreal Water Feature and the Garden in the Sky gardens, which offer a magnificent view of the whole district. The conference center (Dubai Exposition Centre) can also accommodate you, with exhibitions on offer. Finally, further downtown, don't miss out on the city's main landmarks, such as the Burj Khalifa, Downtown, the Dubai Mall, the Old Dubai district and the superb souk!

Cultural spaces and museums

Expo City is a highly cultural district. It alone concentrates a large number of\\\\\\\'places and spaces dedicated to culture. If that's not enough, you can also visit some of the city's biggest museums, such as the Dubai Museum and the Emirates Museum. Both are world-renowned for the quality of their artefacts. Other, lesser-known museums, such as the Currency Museum and the Camelid Museum, are also well worth a visit, especially with the kids, who'll be sure to enjoy the sights!

Services and amenities at Expo City

As well as going out and enjoying life to the full, there are other criteria to consider if you decide to move to and invest in Expo City real estate. These include health and education, two essential pillars in Dubai.

Health

Hospitals and clinics

There are two major hospitals within a few minutes' drive (between 10 and 20) of Dubai Expo City. The first is the NMC Royal Hospital in the Dubai Investment Park 1 district. This is in the Dubai Investment Park 1 district, and further afield is the Aster Cedars Hospital, in the Jebel Ali district. Further afield (about 30 minutes) you can also reach Dubai's King's College Hospital London. These are all excellent establishments, with internationally recognized specialists.

Pharmacies and medical services

Everywhere in Dubai, you'll find pharmacies. These are well known, as they are large chains. Boots, Life as well as Aster, Bin Sina and Super Care are some of the best examples. The staff are competent and, above all, fluent in English. So you'll have no trouble getting help if you need it.

Public transport in Expo City Dubai

Bus and metro lines

Yes, the metro does run through the Expo City district. The Expo 2020 Metro Station 2 stop on the red line provides easy access to the city's main points. Other methods include bus or cab, which remains the most expensive and least environmentally friendly option.

Accessibility and frequency

In Expo City and the rest of Dubai, public transport runs every 5 to 10 minutes during rush hour. Otherwise, expect a 10-15 minute wait\\\\\\\. As a general rule, although it varies from day to day, buses and the metro run between 5 a.m. and around midnight. The network is reliable and, above all, safe!
