The ambience of the Zabeel district
As explained in the introduction,
Zabeel is divided into two main areas: Zabeel 1 and Zabeel 2 :
- Zabeel 1 is a residential zone, with a number of apartment and villa projects planned.
- Zabeel 2 is a more commercial zone, with offices, hotels and banks.
Two totally different atmospheres!
Where is the Zabeel district?
Zabeel is located to the south-east of the city, between the
Sheikh Zayed Road and the
Dubai Creek. It is bordered by the districts of Al Karama to the west, Trade Centre and
Business Bay to the north, and Jumeirah and Al Quoz to the east. Just a fifteen-minute drive away, you'll find the city's main landmarks, such as the
Dubai Mall or the
Burj Khalifa.
Population and diversity
Zabeel is a residential area, not really in the city center, but close by. It's home to expatriates who want to enjoy a pleasant living environment without being in the center of town. It's a way of being close enough to the city's main districts, yet at the right distance to enjoy the peace and quiet and infrastructure of the more outlying areas.

Factors influencing prices
In Dubai, and particularly in this
ZabeelThere are several factors to take into account when determining the value of a property, whether you're buying or renting. First of all, the surface area of the property. The larger the property, the more it will cost. For example, a studio apartment will inevitably cost less than one with 3 or 4 bedrooms.
The second factor that can influence price is location. The better the location (near a school, a shopping center, the sea, the city center, a subway station, etc.), the more expensive it will be. For example, a property in
Zabeel or
Business Bay will inevitably cost more than an apartment of the same standing and similar size, 30 minutes from downtown.
Finally, the residence itself plays a role. If the apartment in question is in a brand-new residence, with swimming pool, gym, private cinema, children's playgrounds and spas, then you can be sure that it will be more expensive than a similar apartment in an older residence with few services.

How about a cup of coffee and a moment of relaxation? Here again, there's no shortage of options. Here's our selection:
- Coco Paris Dubai: This charming French café is considered one of the best in Jumeirah. Their menu offers a selection of delicacies, and the atmosphere is simply adorable.
- Costa Coffee: This Costa is conveniently located in the Dubai Mall. Their offer is varied, and it's a nice, quiet place to enjoy a toast at lunchtime.

Zabeel is known as a lively commercial and residential district, with numerous stores, restaurants and cafés. There are several shopping malls in the area, including Wafi Mall, Lamcy Plaza and Al Ghazal Mall. Here you'll find "classic" stores such as Spinneys and Carrefour, renowned for the quality of the products they sell.

Zabeel Even so, you won't necessarily find any historic sites, even if you can visit, discover and enjoy some of the city's iconic landmarks just a few minutes away (5 to 10). These include
Dubai Mallat
Burj Khalifa as well as old Dubai and its souk. Also nearby is the magnificent
Jumeirah mosque. A little further on, don't miss the Dubai Frame, one of the most popular and photographed works of local art. The Palm and the Jumeirah beaches are other great places to relax. Further afield, you'll find Abu Dhabi and the desert!

In Dubai, you'll find plenty of museums. Yes, this Emirate is very much a cultural one. Take a stroll through the Etihad Museum, the Dubai Museum or the Emirates Museum. These are well-known museums, much appreciated by locals and residents alike, which showcase the history of Dubai and the Emirates. Other, more alternative museums, such as the Museum of the Future or the Camelid Museum, see the Mint. Enough to keep you busy for a few weeks, or at least a few months!

The nearest metro station to
Zabeel district is the Al Jafiliya station, located on the red line of the Paris metro.
Dubai. If you live in Zabeel 2, you can also go to Downtown. As for the bus, Zabeel being a central district, you won't be short of options. 10, 12, 21, 27 or 44, 61, 66, 67 as well as 83, 93 and C07 are just some of the many options available.
Accessibility and frequency
In Dubai, public transport is available every day of the week, from 5 a.m. to midnight. Naturally, these timetables are subject to change depending on the day of the week (especially weekends) or certain public holidays. Count on a run every 5 to 10 minutes at peak times, and every 10 to 15 minutes at off-peak times.

Schools in Zabeel
If you want your children to follow the French school curriculum, there are several options open to you. The first is the Lycée Français Pompidou. It's located in Academic City. The second option is the Lycée Français International AFLEC. This is in Oud Metha. For the rest, in Zabeel, international schools such as the Indian High School and the Dubai Modern Education School are available. So don't hesitate to ask!
