Maritime City: Introduction to the district
The ambience of Maritime City
Maritime City is a very special area of
Dubai. It is a major urban development project located in the region of
Al Jaddaf (not far from Port Rashid). It's a surprisingly unique community, conceived and developed with the aim of promoting everything to do with the maritime industry, the sea and the oceans.
Where is Maritime City?
Maritime City is located between the Culture Village district and the
Dubai Free Zone - D3. It's about ten kilometers east of the city center and its main tourist areas. On paper, it's not very far, but you'll need a good fifteen or even twenty minutes to get there (by car).
General description
In
the Maritime City districtThere's something for everyone. The Marine and Industrial clusters focus on the naval and maritime industry. These include shipyards and other facilities for ship repair and mooring. The residential cluster features apartments, villas and townhouses. The latter boast attractive sea views. There are also gyms, shops...
Population and diversity
Maritime City is home to a large expatriate population. We're thinking of young couples or singles, young professionals who have been in Dubai for some time now. The latter have left the city center for somewhere a little more off the beaten track. Families, on the other hand, prefer other areas with larger villas (for example, the districts of
Damac Hills,
Dubailands,
Arabian Ranches,
Meydan and many others).

Factors influencing prices
Buying an apartment in Dubai and particularly in the Maritime City district is a good idea. There are plenty of opportunities. As far as prices are concerned, several factors come into play when determining the value of a property for sale. Firstly, its surface area! The larger the property, the more expensive it will be. If you have 3 or 4 bedrooms, you'll have to pay more. Another point to consider is the location of the property. The closer it is to the city center, the less it will cost. Last but not least, an apartment in a new residence, with a host of amenities and services, will cost you more than an apartment in an older residence.
