Dubai real estate market figures from February 2025

Exceptional! Dubai real estate market figures set new records in February 2025. It was the strongest February in Dubai's history. In this article, Dubai Immo presents detailed figures on the Dubai real estate market, together with our analysis.

Very high sales volume

The number of sales in February has never been so high. Official figures from the Dubai Land Department show 16,099 sales, representing a 35/5% increase on February 2024. In terms of total transaction value, the increase is even more impressive. Total real estate sales reached 51.1 billion dirhams, or almost 12.8 billion euros. This represents an increase of almost 40% on the same period last year. Off-plan sales accounted for 66% of total sales, compared with 34% for ready-to-buy transactions.

Growth by property type

Let's go into a detailed analysis of the figures, to understand which types of property are making the most headway:

  • 11,364 apartments sold for a total of 5.35 billion euros (+21.3%)
  • 3,679 villas sold for a total of 4.7 billion euros (+99.7%)
  • 447 commercial premises sold for a total of 300 million euros (+40.1%)
  • 608 plots sold for a total of 2.4 billion euros (+74.7%)

All types of property are therefore affected by this very significant growth in the market. This reflects a craze at all levels, which reflects the very healthy state of the Dubai real estate market.

Average prices by property type

We are seeing an increase in the average price for all property categories. Once again, this reflects the continuing overall interest of investors in all categories:

  • Average apartment price up 1.4% to €325,000
  • Average price of a villa up 8.3% to €825,000
  • Average price of commercial premises: €350,000, up 9.8%.

Rental prices continue to soar

It's not good to be a tenant in Dubai. Rental prices rose sharply again in February 2025, compared with February 2024:

  • Average annual apartment rental price of €20,500, up 9.3%.
  • Average rent for a villa: €43,000, up 16.7%.

The 3 busiest districts

The 3 neighborhoods with the highest number of sales in February 2025 are listed below:

  • Dubai Land Residence Complex (DLRC) 1st with 1,297 sales
  • Jumeirah Village Circle (JVC) 2nd with 1,246 sales
  • Dubai Marina 3rd with 915 sales

The DLRC and JVC districts offer mainly affordable real estate projects sold with long payment plans, much appreciated by investors.

Dubai's most expensive properties in February 2025

The luxury real estate market is doing very well in Dubai. For example, an apartment was sold for almost 30 million euros on the Dubai Canal, in The Rings residence. The most expensive villa of February 2025 is located in Dubai Hills, and sold for 35 million euros.
