Dubai real estate market figures for January 2025

Dubai's real estate market is still going strong, and even better than in 2024! In fact, January's figures are very encouraging, underlining the market's excellent health. From the volume of sales to the number of transactions, the market's performance is impressive. Very strong sales growth in Dubai

In January 2025, Dubai's real estate market recorded 14,236 transactions. This represents an increase of 23.2% on January 2024, which was already a record January. In terms of value, total sales exceeded 11 billion euros, up 24.1% on 2024. The secondary market accounted for 35% of total transactions, compared with 65% for off-plan sales.

Rental prices still on the rise

The average rent for an apartment in Dubai in January 2025 was AED 80k, up 10% on January 2024. For villas, the increase is even more significant, exceeding 12% (180k AED, or 45,000€ annually). The average price of commercial premises rose by 59.6% over the period, a new record.

The most popular districts

The Dubai Land Residence Complex (DLRC) is once again in first place, with projects such as Cove Edition by Imtiaz. In second place is Jumeirah Village Circle, where we are currently marketing quality projects such as Havelock Heights. Dubai South completes the podium. This area of Dubai is taking full advantage of the development of new villa communities close to the new Al Maktoum airport.
