Rental investment in Dubai: should you furnish your apartment?

Guillaume Giroux on February 15, 2022

When you decide toinvest in real estate in Dubai, you have several options. Some developers market apartments that are delivered furnished, sometimes equipped with appliances, and sometimes empty. It is sometimes difficult to make a choice and to find your way among all the offers and services that differ from one program to another. Dubai Immo, the leading French real estate agency in Dubai, offers you a clearer picture.

Apartments sold furnished or equipped

Some Dubai real estate developers sell the apartments fully furnished or equipped. In these configurations, all the furniture is included, even the appliances. You will not need to buy beds, tables, chairs, sofas, as everything will be provided upon delivery of the apartment. In many cases, only the kitchen is delivered fully equipped, and the buyer will have to buy the furniture himself if he wants to rent his furnished apartment. Importantly and very differently from France, the apartments are always delivered with the woodwork. This means that closets and dressers are installed directly in the apartment, and there is usually no need to purchase additional dressers or storage.

Dubai real estate developers: who sells furnished apartments?

Tiger Properties markets all its apartments fully furnished. The only thing missing is the household appliances. In Prescott and Prime Residency, the apartments are delivered fully furnished and equipped. Some developers, such as Damac for example, do not have fixed rules. Some of their programs are delivered with furnished apartments, others just equipped, and some with neither. The real estate agents of Dubai Immo agency will be the best to inform you about the offer generally at the time you read this article.

Buying real estate in Dubai: to rent furnished or unfurnished?

There is no right or wrong answer to this question. In fact, it all depends on the type of rental you are considering and the type of property. If you are renting out a studio or a one bedroom apartment, we advise you to rent it furnished, because these surfaces are generally sought after by tenants who will not stay very long in the apartment. A few years at the most, no one plans to spend their life in a studio! These surfaces also often correspond to people who have just settled in Dubai and who did not necessarily buy their furnished apartments or who do not necessarily have the means. For short term rentals such as airbnb, it goes without saying that you must furnish your apartment. If you buy a larger apartment and you want to rent it out, whether it is a 2 bedroom apartment or a villa, we recommend that you rent it out empty. Indeed, these properties are more suitable for families who are often attached to their business. From experience, families prefer unfurnished properties and are looking for stability. These profiles will therefore buy their supplies or move in directly with them.

Furnishing an apartment in Dubai, how much does it cost?

There are several shopping malls in Dubai where you can buy furniture at low prices, and with a very reasonable quality. If IKEA is present in Dubai with several stores, we recommend you to go to Dragon Mart. This huge shopping mall allows you to buy wholesale as well as retail. Most interior designers shop at Dragon Mart, but you can also go there on your own. To fully furnish a studio, including the appliances you can buy at Carrefour, it will cost you between 1500 and 3000€ to make something clean. For a 1 bedroom apartment, count between 3000€ and 5000€ if you want to do something really premium with artworks etc. Note that in Dubai you will not have to assemble the furniture yourself and that the employees of the Dragon stores will do everything for you at no extra charge.

Very high standard apartments in Dubai

For luxury residences, we recommend that you do not furnish the apartments if you wish to rent your property year round. The more expensive the property, the more demanding the clientele will be and your tastes are not necessarily those of everyone. The wealthier clientele in Dubai will not be bothered by the fact that they have to furnish an apartment entirely, and may also like to use the services of their favorite interior designer.

Conclusion

If you are making a rental investment in Dubai with a small area, we recommend that you furnish your apartment. This will open up more options for you in terms of renting, and you will be able to alternate between short and long term rentals easily. You don't necessarily need to start with a furnished property as it doesn't necessarily cost much more to furnish the property yourself or through one of our affiliated interior designers. It is also true that getting your apartment fully furnished saves time and is a guarantee of peace of mind. Our professional real estate agents will be able to guide you through the different offers of furnished and unfurnished apartments, and will also specify the quality of the furniture delivered.
