Dubai real estate market: figures for April 2025

Dubai's real estate market figures were once again excellent in April 2025. Growth like we've rarely seen before, even in Dubai. In this article, I take a look back at the key figures for the Dubai real estate market, which continues its upward march month after month. Many thanks to the Dubai Land Department and DXB Interact for providing us with access to this valuable data.

Very strong sales growth

In April 2025, the Dubai Land Department recorded 17,979 transactions. An increase in sales of over 55%. A figure that can scarcely be believed. The total amount of sales was well over 15 billion euros. An increase of over 95% compared to April 2024. Simply exceptional.

Rental prices still on the rise

Contrary to the forecasts of some "specialists", rental prices are continuing to rise in Dubai. Quite sharply, in fact. An average of +8% for apartments and +12.5% for villas. Rents that are beginning to be hard to bear for many households, but which are delighting investors.

Jumeirah Village Circle far ahead

The JVC district recorded a record number of sales in April 2025. A total of 1,606 sales in Jumeirah Village Circle alone put it at the top of the podium. Business Bayand Dubai South follow, ahead of Dubai Land Residence Complex and Marina.

Record sales in April 2025

The most expensive apartment was sold in the Bulgari Lightouse residence in Jumeirah Bay, for almost 40 million euros. The most expensive villa, as is often the case on Palm Jumeirah, sold for 45 million euros.

Conclusion

Dubai's population has never grown so fast, and we're on course to pass the 4 million mark. Demand for housing is growing, for all types of property. Interesting investment opportunities are being offered by developers, but also on the secondary market.
