Dubai real estate market: figures for October 2025

Dubai's real estate market enjoyed its second most dynamic October on record in 2024. After the record set in 2024, the number of transactions and total volume were slightly down on last year. Other important figures, such as price per m2 and rental prices, remain on a strong upward trend. In this article, Dubai Immo takes a look at the key figures for Dubai's real estate market in October 2025.

Transactions down slightly

October 2025 was the first month of declining activity in almost 4 years. The number of sales fell by 3%, with a total of 19875 transactions recorded. In terms of sales volume, the figure of 59.4 billion dirhams represents a decline of 3.1% compared with October 2025.

This decline is mainly due to the off-plan market, where sales fell by 4.4%, and 8.6% in value. The nature of the projects launched, particularly in new districts with lower prices, explains this 8.6% drop in sales volume in the new-build market.

Prices per m2 and rents continue to rise

The price of m2 rose once again in October 2025. It rose by 6.7%, one of the highest increases in recent years. 

As for rents, the increase is once again spectacular:

  • +7.4% for apartments
  • +5.7% for villas

JVC once again number 1 in sales

The JVC district continues to attract investors, both local and international. A total of 1,585 transactions were recorded in Jumeirah Village Circle in October 2025 alone. Sales in the JVC district accounted for 8.4% of total sales in Dubai. 

Business Bay comes in second, ahead of Dubai Land, Jumeirah Village Triangle and DIP.

Dubai's most expensive properties

The most expensive apartment sold in October 2025 is in Jumeirah Bay, in the Bulgari Lighthouse residence. Selling price: 155 million dirhams, or over 35 million euros. The most expensive villa on Jumeirah, sold for 220 million dirhams, or over 50 million euros.
