In 2023, Dubai's real estate market enjoyed an exceptional year. In the last quarter of 2023 alone, 6,660 villas were sold, up 16.9% on the same period in 2022. Smoothing out the results over 2023, the number of sales reached 15,500, a total year-on-year increase of 30.98%!

These record figures should continue to grow in 2024, confirming Dubai's place on the map of the most attractive countries for real estate investment.

While the market is expected to stabilize, particularly for mid-range properties, the Links Real Estate group believes that the luxury market will drive the overall market upwards. The real estate market is expected to grow by 3.5 to 5%.

Predominant architectural styles

Dubai villas feature two predominant architectural styles: traditional Arab and modern.

The traditional style of Arab architecture is expressed in several ways. The first is the presence of interior courtyards. The second is the presence of moucharabiehs, small wooden grills generally placed over windows. Finally, it's in the decoration that you should look, with the presence of arches, domes and columns.

Added to this are villas with a more contemporary, modern style. Villas that are more in line with today's expectations, with lots of space, light and well-designed, optimized lighting. Increasingly, these villas are also built with eco-responsible materials and incorporate features such as water recovery systems and solar panels.

Innovation and interior design

Villa interiors are often quite generous in size. Villa homes generally have 3 to 5 bedrooms (if not more for the larger ones), with contemporary designs, open spaces and large bay windows to take advantage of natural light. When it comes to buying villas in Dubai, not all neighborhoods are ideal. Downtown, for example, has no villas for sale. If you're looking for a property with a prime location, such as a townhouse, we recommend that you target neighborhoods like :

  • Arjan,

  • Damac Hills,
  • Damac Hills 2.

These are neighborhoods that have been specifically designed to accommodate villa communities. These neighborhoods are generally quite family-oriented. Off-center, they offer a serene lifestyle, far from the hustle and bustle of the city center, yet still within easy reach.

Advantages and features of the main districts

Jumeirah Village Circle is the district most targeted by French investors. They are also very fond of Damac Lagoons. Both are very quiet residential areas, home to many families. In Damac Lagoons, only villas are offered for sale. It's a totally secure community, around twenty minutes from the city center (as is JVC), with great shopping, sports facilities, parks and green spaces, as well as large artificial lagoons.

Other neighborhoods are worth targeting for their quiet, family-friendly feel. These include Damac Hills and Damac Hills 2, which, like Damac Lagoons, have been entirely developed by real estate developer Damac. Added to this are more recent, more modern or fast-developing neighborhoods such as Jumeirah Golf Estates, Palm Jebel Ali, Meydan and Sobha Reserve. In short, Dubai's neighborhoods and villa communities are often quiet, secure and attract many expatriates.

These offer a really interesting living environment, with plenty of activities and social events to meet people (sports fields, restaurants, etc.), have fun with friends or family (lagoons, private beaches, swimming pools, gym...). Legal and regulatory aspects

Property purchase procedures

In the end, you don't need much to buy a villa in Dubai. It's a very quick and simple procedure. If you work with the Dubai Immo team, you'll need to provide :

  • A copy of your valid passport,
  • A postal address,
  • An email address,
  • A telephone number.

You will then (in some cases) have to pay an initial fee, which serves to formalize the reservation of the target property. The amount varies between 2,500 and 10,000 euros. The signed reservation contract can then be signed. A few weeks later, you'll have to pay your first instalment (often 10 to 20% of the total cost of the property + 4% DLD notary's fees). You must then sign the final purchase agreement (SPA), which will be validated by the DLD, who can then issue a title deed. You're now the owner of your villa in Dubai!

Regulations and tax implications

When you buy your villa in Dubai, you won't have to pay any property tax or capital gains tax on resale. You will, however, have to pay notary fees to the Dubai Land Department (4% of the total purchase price). You'll also have to pay Municipality Fees. If you rent out your villa, which is unlikely, you won't have to pay any rental income tax either. Finally, a tax treaty signed between France and the United Arab Emirates avoids double taxation.

In the future, theEmirate of Dubai plans to design and launch a number of new projects, particularly in up-and-coming neighborhoods such as Dubai Islands and Palm Jebel Ali. These are neighborhoods whose villa communities will be built around a simple project, combining technology and sustainable development. While it's hard to say what Emaar, Nakheel, Danube or Damac have in store for us in the months and years ahead, one thing is certain: Dubai has chosen its path.

By 2050, the Emirate plans to become one of the world leaders, if not the world leader, in terms of carbon footprint and energy consumption.
