In this article, we take you through the process of snagging a property in Dubai.

What's the name of the state of affairs in Dubai?

Depending on the developer, different terms are used to designate the procedure for inventoryingan apartment or villa in Dubai at the end of construction. " Snagging " and " Home Orientation " are the two most common terms.

How do I make an appointment for an inspection?

At the end of construction, the developer receives a document called the BCC, or Building Completion Certificate. Issued by the Dubai Land Department, this document signifies that the work has been completed. There may, however, be a few finishing touches here and there. Once the developer has received this document, he will forward it to you by e-mail. In some cases, the developer will send you an email or call you directly to arrange an appointment for the inspection. If you'd like to be among the first to receive your apartment, we recommend that you contact the developer directly by email or telephone. Your real estate agent can also assist you. For some developments, the process takes place floor by floor, so you may have to be patient.

What documents do I need to bring to the inventory of fixtures?

The developer will usually ask you to bring proof of identity and a copy of the title deed. If someone other than the owner carries out the snagging, such as a real estate agent or a friend, a power of attorney must be registered beforehand. The promoter generally informs the owner of the formalities to be carried out in the event that a third party carries out the snagging.

What should be checked first when inspecting the property in Dubai?

Below is a non-exhaustive list of the items you should check first:

  • All doors open and close
  • Closing and opening cupboards and drawers
  • All lighting systems in good working order
  • Valve operation and pressure
  • Bathroom operation and pressure
  • Water flow in showers and bathtubs
  • Toilet operation
  • Tile condition
  • Condition of windows and glass
  • Condition of furnishings and woodwork
  • Host operation in the kitchen
  • Any paint defects
  • Doorbell operation
  • The air-conditioning system is operating and has been thoroughly cleaned
  • All electrical outlets working (remember to bring a phone charger, for example)
  • Checking the condition of solar panels for villas
  • Watertightness check for villas

What should I do if there are defects at the time of the inventory of fixtures?

It's perfectly normal for there to be some imperfections. These should be pointed out to the builder's or developer's representative at the time of snagging. Don't let anything slip by, and don 't hesitate to take photos, so that you can easily check that the changes have been made. Depending on the number of returns, a new snagging may be proposed within a few days or weeks at most.

What should I do if a fault occurs after I've collected the keys?

No need to panic! Legally, the developer will make the necessary corrections to the apartment for 12 months in the event of a defect. For example, if you discover that the bathroom isn't working properly after two months' occupancy, the builder will come and make the modifications free of charge.

A little tip for new owners

If you've bought a new apartment, we recommend that you have a complete overhaul of your apartment 10 months after delivery. The apartment is still fully covered by the developer's warranty. Don't hesitate to give it a thorough once-over and report any defects. You'll have a brand-new apartment for the second time!
