Dubai isn't just about the desert, it's also about the sea! With the explosion in demand in recent years, opportunities to buy an apartment or villa with a sea view are becoming increasingly rare. While prices have risen sharply, there are still some interesting opportunities to be seized. In this article, you'll find a list of Dubai's best neighborhoods with sea views and access, as well as the best investment opportunities close to the sea.
Why buy an apartment with a sea view in Dubai?
Whether as a primary or secondary residence, an apartment with a sea view always has a special charm. Sea-view apartments and villas are always the most exclusive and sought-after. They are also the most likely to increase in value over time, due to their rarity and strong appeal. After all, who doesn't dream of a beautiful apartment overlooking the Persian Gulf, with the beach, the boats and why not the Palm Jumeirah in the background? For rentals, especially short-term rentals, owning an apartment with a sea view in Dubai guarantees a maximum occupancy rate and very high rental income. In beachfront hotels, the most expensive rooms are always those with a sea view. The same obviously applies to apartments.
What are Dubai's new waterfront districts?
Maritime City
Less than 15 minutes from Downtown, the Maritime City district will be the talk of the town in 2023. Numerous real estate developers, including Damac, Danube, Select Group, Deyaar and Omniyat, have decided to launch real estate programs here. Facing the sea, this redevelopment district is in full swing and enjoys the support of the Dubai Government. Residences, hotels, offices, beaches - a complete development plan has been prepared by the authorities. Maritime City apartments with sea views are available from as little as €325,000.
It's THE launch of 2023. This palm-shaped artificial island is around twice the size of Palm Jumeirah. Villas start at 4.5 million euros. The first villas and residences will be delivered in 2027. The island will be served by public transport and will be home to dozens of luxury hotels, restaurants, shopping centers and more. Access to Palm Jebel Ali will be easier than to Palm Jumeirah. There will be three entrances by road, compared with just one for Palm Jumeirah. Villas, building plots and apartments are available for purchase.
This archipelago of 5 artificial islands developed by Nakheel is located to the north of Dubai, around 15 minutes from Downtown. Ideally located, this complex will see a number of residential and villa launches over the next few years. It's also possible to buy land to build your own real estate project close to beaches or marinas. This is one of the areas of Dubai in which the Government of Dubai will be investing the most in 2023. In addition to residences and hotels, a golf course, promenades and an island reserved for the most luxurious villas are planned.
Located between Dubai Marina and the Palm Jumeirah, Dubai Harbor is one of the most important developments of recent years. Mainly proposed by Emaar and Damac, the residences in this seafront neighborhood offer an exceptional living environment. With private beaches, a yacht marina, seaside promenades and restaurants, the living environment will be nothing short of ideal. The first residences were delivered at the end of 2022 and will continue to be built over the next few years. Interesting opportunities are still available.
This is undoubtedly Dubai's most iconic destination. The famous palm-shaped island is home to internationally renowned hotels such as the Royal Atlantis and the Five Palm. You can buy apartments, villas or even invest in hotel rooms. Availability is scarce, and the area is one of the most expensive in Dubai.
The Dubai Marina - JBR district is located in the south of Dubai, just a few minutes from the Palm Jumeirah. The district is renowned for its seafront and its superb beaches, which are very popular with tourists on the JBR side. On the Marina side, you'll find numerous harbors where superb yachts are moored. Restaurants, clubs, private beaches, hotels, cafés: this part of Dubai is very popular with tourists. There is very little land available in this part of Dubai, and new-build investment opportunities are rare. The district is approaching 100% occupancy.
