When you purchase an apartment or a villa in Dubai under construction, the Dubai Land Department will act as your notary. This government agency is in charge of all real estate matters in Dubai with RERA.

The amount of notary fees in Dubai

Whatever the price of the property you buy, the percentage to be paid for the registration of the apartment or villa in your name will be the same. The amount of the notary's fee, more commonly known as the " DLD fee" is 4% of the value of the property. These fees can sometimes be partially or totally offered by the real estate promoters in the framework of promotional offers. However, these operations are becoming increasingly rare.

Who does the paperwork with the Dubai Land Department?

The developer will do all the legwork. Once you have paid your first installment, called " Downpayment " and you have paid the DLD fee, the developer will start the process. They will send your signed contract to the Dubai Land Department and pay the fee. You will then receive your title deed directly by email. The authenticity of the document can be verified from the Dubai Land Department website with a QR Code.
