Process of buying real estate in Dubai in 2022

After selecting a program and a property with your Dubai Immo agent, you will need to provide certain information, such as a copy of your passport, your email address, mailing address and phone number. After paying a deposit to block the apartment, either by credit card or bank transfer, you will receive your reservation form to be signed and returned (a scan will suffice). You will then have to complete within 2 weeks the amount of the first instalment, generally 10% of the total price, as well as pay the notary fees (4% of the total price). Once these steps have been completed, you will receive your final contract by mail, which you will have to sign and return to the developer. The formalities of registering your apartment or house in your name will then be completed and you will receive your title deed, issued directly by the Dubai Land Department. The DLD is in charge of all real estate matters in Dubai and is a government entity.

Freehold or leasehold, what type of property in Dubai?

All the properties that the Dubai Immo agency markets are freehold, that is to say in full ownership, exactly as in France. No need to worry about this.

Possibility of repatriating funds to France (rents, resale amount, etc.)?

In 2022, more than 90% of the population of Dubai is foreign. It is very easy to transfer money outside the UAE, no restrictions are put in place by the authorities. With such a high proportion of expatriates, the survival of the country is at stake. You will have no problem transferring your funds to France in case of resale of a property or rent to be collected. You can also collect the rents directly on your French or Belgian account for example.
