Real estate investment in Dubai: notary or notaryless?
When talking about real estate investment, one often thinks of needing a notary. But in Dubai, the system is somewhat different.
Indeed, in Dubai, it is not a notary per se, but the Dubai Land Department that will be in charge of registering the unit you are going to buy under your name.
This governmental body, generally called by its initials " DLD", is in charge of managing real estate affairs in Dubai: validation of real estate projects, transactions, management of disputes, etc.
When you invest in a new property through Dubai Immo, the leading French-speaking agency in Dubai, you will sign a sales purchase agreement (SPA). After being signed by the buyer(s) and the developer, this agreement will be directly registered by the Dubai Land Department, and you will receive an official notification from the DLD, showing that theunit is registered in your name.
The fee charged by the Dubai Land Department for the registration of units sold in Dubai is 4% of the total price of the apartment. This amount is usually paid by the buyer, but in some cases the developer may agree to pay all or part of it.
