Why invest in a villa in Dubai?

Regulations and the purchasing process

Firstly, when it comes to regulations and the buying process, Dubai is much more flexible than France. In other words, if you're interested in a property, all you have to do is let us know, and we'll give you the opportunity to buy it, whether you're a resident or not.

As far as paperwork is concerned, whether you're looking to buy an apartment or a villa, here's what you need to be able to send to the DLD (Dubai Land Department, the body in charge of the real estate market in Dubai):

  • A copy of your passport,
  • An email address,
  • A postal address,
  • A telephone number.

Finally, the purchase itself is just as straightforward. After an initial deposit (usually around 10% of the total), you own the property. Then all you have to do is pay for it, according to the payment plan set up by the developer. This can be done over several years (a payment of 10% of the total amount, every 6 months, until maturity, for example).

As a reminder, real estate purchases in Dubai are interest-free. In other words, banks are not involved in the purchasing process. You have no loan to take out, and therefore no interest to repay. The only purchase taxes you'll have to pay are notary fees, known as DLD fees, which amount to 4% of the total value of the property.

Return on investment and growth potential

As explained above, the Dubai real estate market is experiencing incredible growth, with more and more sales. In fact, 2023 was a record-breaking year. The number of apartments and villas sold has never been so high. And things are set to continue in this direction.

The infrastructure is exceptional and the development projects very extensive. New districts are eagerly awaited and promise exceptional villa developments. These include Palm Jebel Ali (which has been relaunched) and Dubai Islands.

The potential for growth is therefore enormous, and could lead to significant capital gains, particularly on resale. In short, the return on investment and growth potential are there for the taking.

What are Dubai's future development prospects?

As you can see, all this is helping to strengthen Dubai's real estate ecosystem. The next few years look very promising. According to some experts, the local market (including apartments and villas) is set to grow by around 5%.

According to projections, the luxury segment (such as villas) should perform well, while the rental market should also remain solid, thanks in particular to continued population growth, which could reach 3.5 million next year.

Of course, forecasts are no guarantee of success. There is always a risk to the market, such as an even deeper global economic slowdown, or a drop in the foreign investments that drive the market (they accounted for $50 billion in 2023, according to the DLD).

In short, there are plenty of reasons to invest in real estate, especially a villa in Dubai. Then there are the benefits and services, such as security, parking, gardens and access to parks and other green areas. There are also spas (sauna, hammam, whirlpool) and sports fields. Dubai's future development prospects are very bright.
